Job Description

Title: Project Accountant- Real Estate
Location: Dubai
Salary: AED 15-20,000

We are seeking a professional and experienced Project Accountant from the real estate, construction or development sectors to join a long-established real estate firm with a legacy in Saudi Arabia. This is a fast-paced environment where accuracy and precision are expected, and you will liaise with all internal and external stakeholders on a daily basis.

Key Responsibilities:

  • General Accounting & Bookkeeping
  • Financial Reporting & Analysis to IFRS.
  • Ensure VAT, Corporate Tax (if applicable), and RERA compliance.
  • Support with tax filings, audits, and DLD financial disclosures.
  • Track and analyse project budgets, costs, variances, and cash flows.
  • Track construction/development costs (land, materials, labour).
  • Support financial planning and investor reporting.
  • Assist in structuring project financing including bank loans and escrow accounts.
  • Monitor loan covenants, drawdowns, and repayment schedules.
  • Liaise with banks and investors to ensure seamless funding.
  • Support internal and external audit processes.
  • Strengthen financial controls to reduce risk exposure.
  • Work with RERA, DLD, banks, auditors, and cross-functional teams to ensure financial alignment.

Qualifications & Experience:

  • Bachelor's degree in Accounting and Finance, and holding ACCA, CA or CPA certifications.
  • 3+ years of accounting experience within UAE real estate or construction,
  • Knowledge of real estate financing, escrow management, and project funding structures.
  • Proficient in accounting tools (QuickBooks, SAP, Oracle, Yardi,).
  • Advanced Excel skills (pivot tables, VLOOKUP, modeling).
  • High attention to detail and a strong analytical mindset.
  • A clear communicator in English and an effective team player.

Highly Preferable:

  • IFRS 15, IAS 40, and UAE VAT law knowledge.
  • Familiarity with escrow rules, developer accounting, and lease management.
  • Understanding of RERA and DLD compliance procedures.
