About the Role

We are seeking a dynamic, commercially driven Operations Manager (Maintenance) to lead the maintenance division of a leading luxury property and facilities management company in Dubai. This role is pivotal in ensuring service excellence, operational efficiency, and sustainable growth across a wide portfolio of properties.

You will oversee all aspects of maintenance operations including HVAC, plumbing, electrical, and civil works, while ensuring adherence to Annual Maintenance Contracts (AMC), Planned Preventative Maintenance (PPM) schedules, and regulatory compliance. This is a strategic leadership role suited to someone with a passion for premium service delivery, strong technical knowledge, and a drive for operational and commercial success.

 

Key Responsibilities

  • Lead, mentor, and manage a team of multi-disciplinary engineers and technical staff.

  • Ensure all services meet the company's premium standards across residential and commercial properties.

  • Implement KPIs focused on response time, service quality, first-time fix rates, and customer satisfaction.

  • Conduct regular training, toolbox talks, and quality inspections to maintain operational standards.

  • Own and manage the P&L for the maintenance division, ensuring profitability and cost efficiency.

  • Lead pricing strategy, contract negotiations, and delivery of AMC and PPM contracts.

  • Ensure optimal resource utilisation, including engineers, service vehicles, tools, and inventory.

  • Identify and drive upselling and cross-selling opportunities during client interactions.

Ensure full compliance with Dubai Municipality regulations and other applicable industry standards.

  • Establish and maintain SOPs, service protocols, and health & safety procedures across all operations.

  • Promote a culture of safety, accountability, and continuous improvement.

  • Oversee scheduling and operations platforms (e.g., JobLogic), fleet tracking, and NFC tag usage.

  • Manage the company’s service vehicle fleet, ensuring reliability, safety, and efficiency.

  • Implement asset-tracking systems to reduce equipment loss and improve accountability.

  • Analyse operational data and KPIs to inform decision-making and improve service delivery.

  • Support the CEO in driving business growth, securing new contracts, and expanding service offerings.

  • Conduct market analysis to identify emerging trends, service gaps, and competitive positioning.

  • Strengthen client retention through proactive engagement and customised service models.

  • Lead initiatives to enhance brand presence and develop strategic partnerships with corporate and government clients.

 

Requirements:

  • Previous experience in a senior leadership experience in property maintenance, facilities management, or related sectors.

  • Proven track record in delivering and managing AMC and PPM contracts in the UAE.

  • Strong understanding of Dubai Municipality regulations and technical compliance requirements.

  • Demonstrated ability to manage cross-functional technical teams and multiple service lines.

  • Excellent commercial acumen with experience in budgeting, financial forecasting, and contract negotiation.

  • Strong leadership, communication, and stakeholder management skills.

  • Bachelor’s degree in Engineering, Facilities Management, Business Administration, or a related field.
