We are representing a major real estate developer seeking an experienced Technical Design Manager to lead and manage the full design lifecycle of large-scale development projects.

The Technical Design Manager will oversee design consultants and the internal Technical Department team to ensure accurate, timely, and compliant design delivery. The role requires close coordination with Projects, Commercial, Sales, Marketing, Hospitality, and Executive Leadership.

You will act as the key link between design strategy and project execution.

Key Responsibilities

• Coordinate internal Technical Department team and Design Consultants to ensure timely and accurate design delivery.

• Assist in developing Project Briefs for approval by senior leadership.

• Support the development of Professional Services procurement strategy.

• Prepare RFPs for Design and specialist consultants.

• Establish and monitor consultant design programmes.

• Develop and finalise the Project Design Management Plan (PDMP).

• Participate in consultant selection and contracting processes.

• Monitor design compliance, completeness, and scope adherence.

• Maintain records of consultant submissions and correspondence.

• Evaluate and endorse variation orders and change requests.

• Manage review and approval of drawings and technical documents.

• Oversee incorporation of design revisions across all documentation.

• Manage planning and authority approvals.

• Coordinate technical support within the department.

• Review monthly consultant reports and areas of concern.

• Prepare Design Stage Reports and manage Gateway Approvals.

• Manage preparation and submission of Tender Documents (Main and Nomination Packages).

• Facilitate technical meetings and decision-making sessions.

• Lead value engineering and constructability reviews.

• Propose cost-effective alternative systems and materials.

• Support cost estimation reviews at each design stage.

• Review consultant and contractor progress for payment certification.

Candidate Requirements

• Degree in Architecture, Engineering, or related discipline

• Extensive experience managing design consultants on large-scale real estate developments

• Strong understanding of procurement strategies and tender documentation

• Proven leadership experience managing multidisciplinary teams

• Excellent knowledge of authority approval processes in Dubai

• Strong commercial awareness and cost management experience

• Exceptional communication and stakeholder management skills

• Experience in value engineering and constructability reviews
