The Role:
Tiger Private are seeking an experienced and proactive Property Manager to join a private family office and take responsibility for the care, maintenance, and operational oversight of an expanding portfolio of properties. The portfolio currently includes ten residences in North London, along with an additional country property in Hampshire. The Property Manager will take a proactive approach and collaborate across the team to create a seamless operation in support of the Principals’ vision. They will play a leading role in maintaining all properties while ensuring clear communication across internal teams, external stakeholders, and service providers. A calm, solutions-focused mindset and the ability to anticipate needs are essential. This is a key role within a collaborative, non-hierarchical environment where initiative, accountability, and discretion are highly valued.
Key Responsibilities, but not limited to:
Property Maintenance & Operations
- Oversee all planned, preventative, and reactive maintenance across the portfolio
- Act as primary point of contact for emergency response and out-of-hours issues
- Manage utilities, bills, and property-related expenditure across all homes
- Oversee landscaping and garden maintenance across all properties
- Coordinate property readiness for guest arrivals in conjunction with concierge/guest relations teams
- Maintain oversight of all smart systems, appliances, and integrated technology
- Identify and escalate property risks, maintenance issues, and security concerns proactively
- Oversee procurement and installation of furniture, fixtures, and equipment across properties
- Complete special projects as required across the portfolio
Construction & Vendor Management
- Support renovation and refurbishment projects in collaboration with the wider construction team
- Coordinate architects, designers, contractors, and specialist consultants, ensuring high standards of workmanship
- Manage quotes, contracts, budgets, and project timelines
- Liaise with architects, contractors, and service providers for maintenance, renovation, and improvement works
- Source and maintain relationships with trusted suppliers, trades, and service providers
- Monitor workmanship and ensure delivery to agreed standards and timelines
Record Keeping & Compliance
- Develop and maintain structured systems for tracking works, projects, and maintenance across all properties
- Ensure all property documentation is accurately maintained within shared drives for continuity and compliance
- Manage asset registers, warranties, service records, and inventories
- Oversee planning applications and associated documentation submission
- Structure and manage all maintenance contracts and vendor relationships (HVAC, plumbing, electrical, alarm systems, etc.)
- Maintain detailed budgets and expenditure tracking per property
Skills & Experience
- Minimum 10 years’ experience in property or estate management, ideally within UHNW or family office environments
- Strong knowledge of construction, building systems, and property maintenance
- Proven experience managing multi-property portfolios and complex operations
- Confident managing contractors, suppliers, and technical specialists
- Strong understanding of planning processes and regulatory requirements
- Highly organised with excellent attention to detail and strong follow-through
- Excellent communication skills with the ability to handle confidential information with discretion
- Proactive, solutions-focused mindset with strong problem-solving ability
- Comfortable working in a fast-paced and evolving environment
- Proficient in Microsoft Office and project management tools
- Full UK driving licence required (own vehicle preferred but not essential)
- Comfortable with physical aspects of the role, including site visits and property walk throughs
- Comfortable working in a household with cats
- Willingness to work flexibly, including occasional evenings, weekends, and travel to Hampshire as required
