Job Description
Location: London / Hampshire
Salary: £80,000-£100,000 per annum
The Role
Tiger Private are seeking a Property Manager to oversee the care and maintenance for the properties in a Principals’ growing portfolio. Currently, ten of the properties are in North London and there is an additional property in Hampshire.
The Property Manager must take a proactive approach and collaborate across the team to create a seamless operation in support of the Principals’ vision. They must ensure the interior and exterior conditions of each property are well maintained and that there’s a seamless communication loop about the status of each space.
Key Responsibilities
Property Maintenance:
- Maintain oversight of all utilities, bills, and related expenses for each property.
- Manage all routine and reactive maintenance and repairs for each property.
- Serve as the point of contact for any emergency response & out-of-hours coordination.
- Oversee the procurement and installation of all furniture, fixtures and equipment in each property.
- Maintain and track all technology, smart systems, appliances and equipment.
- Oversee garden maintenance and landscaping across all properties.
- Coordinate with Concierge/Guest Relations to ensure properties are prepared for guest arrivals.
- Identify and mitigate property risks and security concerns and make recommendations for how to address issues, escalating as needed.
- Complete special projects, as needed.
Construction & Vendor Management:
- In partnership with the construction team, support renovation and refurbishment projects.
- Coordinate architects, designers, contractors and monitor workmanship.
- Manage quotes, contracts, budgets, and project timelines.
- Liaise with architects, contractors, and service providers for maintenance, renovation, and improvement works.
- Source trusted suppliers and trades where necessary.
Record Keeping & Compliance:
- Ensure all relevant property files are properly maintained and saved in a shared drive for continuity and compliance.
- Maintain detailed budgets and service records for each property.
- Structure and manage all maintenance contracts and vendor relationships (e.g. HVAC, plumbing, electrical, alarm systems etc.).
- Manage asset registers, service records, warranties, and inventories.
Skills & Qualifications
- At least 10 years’ experience working in property/estate management, and at least 5 years ideally within a UHNW environment.
- Undergraduate degree required.
- Demonstrated knowledge and experience with construction, building systems and property maintenance.
- Working knowledge of relevant regulatory requirements.
- Proficient with Microsoft Office applications and project management tools.
- Driver’s license required and ideally with access to their own vehicle, though not required.
- Ability to walk moderate distances, climb stairs, lift heavy objects.
- Comfortable working in a household with cats.
- Ability and willingness to work on-site full time, travel locally and to the country property in Hampshire as needed, and work a flexible schedule (including occasional nights or weekends) when needs arise.
